Footscray’s Liberty One elevates prospects of neighbours becoming friends

Liberty One’s rooftop has been designed to build friendships among neighbours.

A Footscray development is set to raise the roof on turning neighbours into friends.

Rather than make the top floor of the 24-storey Liberty One project a haven for the building’s wealthiest penthouse owners, the space will be given over to an array of shared amenities.

Bensons Property Group has reserved the entire top floor for an outdoor cinema with beanbag chairs, a residents’ kitchen, indoor and outdoor lounge spaces, yoga retreat and a gym with views across Flemington Racecourse.

“We want people up there mingling and developing friendships,” national developments director Brett Howlett said.

“You can imagine having dinner up there and then getting settled in for a movie night.”

A rooftop cinema also seemed fitting as the next stage in the suburb’s gentrification.

“Five or six years ago, Footscray was the next big thing — and we have now seen a lot happen in that period of time, so it really is becoming a hotspot,” Mr Howlett said.

The view from the rooftop stretches across Melbourne’s north.

About a third of the project’s 350 apartments have been sold, enough for Bensons to be confident of starting construction later this year — and to confirm buyers like the offering.

Half the apartments will have unspoilt views over the Maribyrnong River and Flemington to the north, while the other half will look to Melbourne’s CBD.

Bensons recently finished a project in Malvern East and is keen to bring some of that high-end gloss to the city’s inner west.

The 24-storey tower is being built in a new precinct for the suburb along Joseph Rd.

“We have brought those design principles to Footscray that we know have resonated in Melbourne’s east,” Mr Howlett said.

Oak floors, engineered stone benchtops and a choice of three colour schemes designed to enhance natural light and tie in with the development’s river views are on offer for each apartment.

Average apartment sizes range from 50sq m for one-bedroom designs up to 90sq m for three bedrooms.

As home theatres go, this one is a cut above.

The apartments are designed with owner occupiers in mind, but investors aren’t being ruled out, especially given the suburb’s high rental demand and low vacancy rates.

A variety of apartment designs will be offered to suit different tastes, with some floorplans grouping bedrooms side-by-side and others zoned apart.

One-bedroom apartments are priced from $350,000-$503,000.

Buyers can access two-bedroom pads from $525,000-$642,000, while three-bedroom apartments come with a $675,000-$790,000 price tag.
